  • Make sure your selected company has referrals from property owners that are currently managing. Some owners do not like to be contacted so respect their privacy.
  • There is a difference between onsite/hoa (home owner association controlled) management and independent management companies. Ask if there is a rotation for your property or do you individually focus on occupancy for my condo/home. After speaking with several independent management firms in Panama City Beach we have come to the conclusion that a individually focus property manager nets stronger revenue results than the comparison above. Advantages to onsite/hoa managers is convenience of office usually located onsite.
  • Does the potential management company charge the owners for processing of credit cards, the guest or neither.
  • Does the property management company in question use a large cleaning company or a smaller cleaning company. Again, the better approach upon question several owner and managers the higher the cleaning fee and the size of the cleaning company matters. Cleaners that have 10-20 accounts can give more attention and rather than having a staff that has to clean 20 or more often within 6 hours can get tricky (often times referred to as FLIP – ie. Cleaning for a Saturday checkout for a Saturday check in). Smaller companies often times paid more to their cleaners resulting in a more quality job with greater controls.
  • Ask how the proposed management company will handle maintenance and updates. Does the management company double invoice (they make bill you on top of the contractors work)?
  • Will the management company plot out the marketing for my property and does this require any upfront monies from me?
